STELCOR Installation in a limited-access site in Brooklyn, NY

OVERVIEW:

This 6-story residential development is located in Brooklyn’s Greenpoint neighborhood. IDEAL was contacted by the developer, Ariel Development Group, as the installation of drilled minipiles was going poorly and causing delays. To avoid further delays and get the project back on schedule, they wanted to pivot to a system that could be installed faster.

CHALLENGES:

With six-story masonry buildings on either side and the site being only 25 feet wide, access was limited. Space constraints ruled out large mast rigs, and limited foundation options to systems that wouldn’t introduce the risk of damaging the adjacent structures. Still, the biggest challenge was time. The original pile system was underperforming as the contaminated fill and high water table complicated installation. Facing mounting delays and the risk of missing critical milestones, the developer needed a pile system that could be mobilized, tested, and installed quickly to get the project back on schedule.

 

SOLUTION:

Our team provided a pile design, introduced a certified installer, and shipped material all within a week of the developer reaching out. After just 17 days, the load test program was successfully completed, and production piles were going into the ground. The switch to STELCOR drilled-in displacement piles not only got the schedule back on track, but also provided a cleaner solution, better suited to the site’s conditions.

SOIL PROFILE: 
 Geotechnical borings were completed 35 feet below existing grade. Borings identified miscellaneous fill overlying stiff clay that was underlain by medium dense to dense sand.
